Pearland Town Center under way

PEARLAND — To the pre-recorded sounds of “Celebration” by Cool and the Gang, pear martinis and the roar of a pneumatic confetti cannon Wednesday afternoon, Pearland officials joined developers to symbolically break ground on the 1.2 million-square-foot Pearland Town Center.
The mixed-use development under construction at the southwest corner of Highway 288 and FM 518 is scheduled to open in July 2008, according to Michael Lebovitz, chief development officer for CBL & Associates Properties.
Pearland Town Center will include retail, residential and office space and a hotel development, as well as a 25-acre lake, walking paths and parks to create, “a signature open-air, mixed-use destination providing a distinctly different lifestyle and shopping experience,” Lebovitz said.
The center will feature a 718,000-square-foot lifestyle center anchored by Dillard’s and Macy’s department stores. Fifteen new retailers and four residents also have signed on, Lebovitz said.
“We are delighted to welcome these new retailers to Pearland Town Center,” Lebovitz said. “They will add to an already outstanding combination of specialty apparel, restaurants, entertainment and service retailers that will make Pearland Town Center a major destination for shopping, dining and entertainment in this area of Houston.”
Previously announced retailers included Barnes and Noble, Chico’s, White House/Black Market, Ann Taylor LOFT, Coldwater Creek, Brooks Brothers Country Club, Eddie Bauer and Victoria’s Secret.
Among those at the groundbreaking were Kevin Carroll and John Fernandez, operations managers with Gringo’s Mexican Kitchen in East Pearland. They signed a lease for Pearland Town Center space last month and look forward to the July 2008 opening.
“For years customers have told us to come to the west side,” Carroll said. “Now we can make that happen. We have the building picked out that we have pre-leased.”
CBL Development Manager Jeff Brewer estimated about 70 percent of the 1.2 million square feet of Pearland Town Center has been pre-leased.
“We are excited about the project and its dynamic nature. It’s a new and refreshing concept in a great location,” Brewer said.
Lebovitz said the new center would create about 1,500 jobs and generate about $250 million in annual sales.
